Silicone and Acrylic Roof Coatings in Savannah, GA
Call and we will connect you with an independent local provider.
CALL NOW: (912) 513-1486If your commercial roof is aging but the deck is sound and most of the insulation is dry, a coating system may buy years of service for much less than a tear-off. Call (912) 513-1486 and we will connect you with an independent local commercial roofing contractor who installs silicone and acrylic roof coatings around Savannah. We are a referral service, not the contractor.
What a roof coating is (and is not)
A restoration coating is a fluid-applied membrane, sprayed or rolled on in one or more coats, that bonds to the existing roof and forms a seamless, reflective surface. It can seal small cracks and seams and reflect heat. It is not a fix for wet insulation, a rotted or rusted deck or a roof that is falling apart. Coating over trapped water seals the problem in, and in Savannah's humidity that water does not dry out on its own.
Silicone vs. acrylic
- Silicone. Handles ponding water better than most acrylics and holds up well to strong UV. It is a common choice on flat single-ply, modified bitumen and spray foam roofs in rainy climates. Once silicone is down, few other products will stick to it except more silicone.
- Acrylic. Water-based, often lower cost, very reflective, and popular on metal roofs and roofs with good slope. Many acrylics are not designed for standing water and need several dry hours to cure, which can be hard to get during a Savannah summer.
- Other options. Urethane and hybrid systems are sometimes used where foot traffic or impact resistance is a concern.
Is your roof a candidate?
- The roof is aging but mostly intact
- A moisture survey shows little wet insulation (many manufacturers set a limit)
- The deck is sound, with no widespread rust or rot
- Leaks are at seams, flashings or fasteners rather than everywhere
- You want to delay a full replacement or lower cooling costs
How a coating restoration is done
- Inspection and moisture survey. Infrared or core cuts to find wet areas.
- Remove and replace wet sections. Wet insulation and membrane are cut out and patched.
- Clean. Pressure washing removes dirt, chalk, pollen, mildew and loose granules. Biological growth is common on shaded roofs in a humid climate and must be removed for a good bond.
- Repair details. Seams, flashings, fasteners and penetrations are reinforced, often with fabric and mastic.
- Prime if needed. Some substrates need a primer; an adhesion test checks bond.
- Apply coating. Applied at the manufacturer's specified thickness, often in two coats.
- Final inspection. Mil thickness checks and warranty paperwork.
Roof coating costs
Rough national-guide ranges. Prep work and thickness make the biggest difference. Get a written quote.
| Coating project | Typical cost per sq ft (national guide) | Notes |
|---|---|---|
| Acrylic coating on metal roof | $2 to $5 | Includes typical fastener and seam prep |
| Silicone coating on single-ply or mod bit | $3 to $7 | Thicker systems cost more |
| Silicone over spray foam (recoat) | $2.50 to $5 | Depends on foam condition |
| Wet insulation replacement before coating | $8 to $15 per affected sq ft | Only where wet |
| Infrared moisture survey | Often a few hundred to a few thousand dollars | Depends on roof size |
What drives the price
- How much wet area must be removed first
- Prep: cleaning, mildew removal, seam reinforcement and fastener work
- Rust treatment on metal roofs
- Coating type and dry film thickness
- Warranty length (longer warranties require more material)
- Access, height and rooftop equipment
How long it takes
Many coating projects on mid-size roofs take a few days to two weeks. Coatings need a dry surface and cure time before rain or heavy dew. In Savannah, spring and fall often offer the most reliable dry stretches. Summer is workable, but afternoon thunderstorms mean crews often start early and stop when clouds build.
Coatings in the Savannah climate
Reflective white coatings can cut rooftop surface temperatures significantly during long, hot summers, which may lower cooling loads on warehouses, big-box retail, gyms and churches. A coating also shields the old membrane from the strong coastal UV that dries it out. Coatings do not add wind resistance to a poorly attached roof, so the contractor should check that the existing membrane and edge metal are secure before coating. Salt air and humidity encourage rust on metal roofs, which is why rust treatment and primer are part of a good metal coating job here.
Questions to ask about tax and budget
Some owners prefer coatings because the cost may be treated differently from a full replacement for accounting or tax purposes. That depends on your situation; ask your accountant rather than relying on a contractor's sales pitch.
Hiring checklist for Savannah commercial roofing
- Georgia contractor license. Georgia requires a state contractor license for many commercial construction jobs, and what applies depends on the type and size of the work. Ask for the license number and verify it with the Georgia Secretary of State's online license lookup before you sign.
- Permits. The City of Savannah, Chatham County and the surrounding cities usually require a permit for commercial reroofing. Ask the contractor to confirm what applies and to pull any permit in their own name.
- Historic district review. If the building is in downtown Savannah's National Historic Landmark District or another local historic district, roof changes visible from the street may need review. Check with the City of Savannah's historic preservation staff before materials are ordered.
- Insurance. Ask for certificates of general liability and workers' compensation insurance, sent directly from the insurance agent.
- Wind rating. Ask what wind uplift rating the roof system carries and how the attachment plan handles the corners and edges, where coastal wind pulls hardest.
- Written scope. The proposal should name the system, thickness, insulation, attachment method, flashing details, tear-off or recover, warranty terms and cleanup.

CALL NOW: (912) 513-1486Frequently asked questions
How long does a silicone roof coating last?
It depends on the thickness applied and the warranty level. Many systems carry warranties in the 10 to 20 year range, and many can be recoated later.
Can you coat a roof with wet insulation?
Not over the wet areas. Those sections need to be cut out and replaced first, or the coating traps the water in.
Does a roof coating help with Savannah heat?
A white reflective coating can lower rooftop surface temperatures, which may reduce cooling loads. Savings depend on the building, insulation and HVAC.
